The Communities We Work With
Most of our clients own or manage apartment properties in Fort Myers and the communities around it. We regularly work with owners in Villas, Gateway, Cypress Lake, Whiskey Creek and Lochmoor Waterway Estates, and just as often with properties in Tice, Pine Manor, Buckingham, San Carlos Park and North Fort Myers. If your property is in Lee County and you are not sure it fits, ask during your free eligibility check.
Because we don't need to visit your site to do this work, distance is never an issue. We review rent rolls, lease files and income records you share with us, then walk you through what we found on a call. The goal is simple. You claim the exemption you qualify for, then you keep it, so the savings carry from one tax year into the next instead of slipping away over a missed form.
What Applies to Every Property We Serve
- 01
One county office
Properties from Buckingham to San Carlos Park all send their DR-504AFH to the same county property appraiser, so the process looks the same everywhere. We complete the form, include your FHFC certification and check that the unit counts agree with what the state approved.
- 02
A yearly schedule
A Florida exemption has to be renewed. The state certification and the county application run on an annual cycle, and the county application is due by March 1. We get started well ahead of that, so you are not chasing resident files at the end of February.
- 03
Limits that change each year
Area median income figures and rent limits are reset every year, so a unit that qualified before may fall into a different tier now. During annual recertification we measure each qualifying unit against the current limits before we file anything.
- 04
Records through storm season
Along the Gulf Coast, hurricane season lasts from June through November. We keep orderly digital copies of every filing we prepare, which helps when a storm closes your office or ruins paper files.
- 05
Meetings on your terms
Property managers have full days. You can meet us at our Fort Myers office or by phone and video, whichever suits you, and we track what is still outstanding so you never get the same request twice.
Find Out What Your Property Could Save
Tell us a little about your units and current rents, and we will give you a free Live Local review with an honest read on eligibility. If the exemption fits, we will explain the steps and keep you on track each year after.
