Ongoing Compliance Support in Fort Myers

A Live Local exemption only helps if it holds up year after year. We handle the steady work behind it, tracking rent limits, keeping tenant files current and watching deadlines, so your property stays eligible and next year's filing feels routine instead of rushed.

Keeping the exemption you already earned

Getting a Live Local Act exemption approved takes real effort. Keeping it takes steady attention. Income and rent limits change each year, tenants move in and out, and the property appraiser expects your numbers to hold up when you apply again. Small drift over twelve months is what usually puts an exemption at risk.

Ongoing compliance support is our upkeep plan for owners and managers who want that drift caught early. We check in on a regular schedule, review new leases against current limits and keep your records organized the way the county and Florida Housing expect to see them. When something looks off, we tell you plainly and suggest the simplest fix.

We have prepared filings for about 100 Florida properties. The ones that renew smoothly tend to be the ones someone looked after all year.

What ongoing support includes

Rent limit tracking
When updated income and rent limits are published each year, we compare them to your current rents and flag any unit that would sit above the cap. You see that list before renewals go out, not after.
New lease review
Each time an affordable unit turns over, we check the incoming tenant's income paperwork and the lease rent against the set-aside that unit is meant to fill. That keeps your count of qualifying units accurate.
One deadline calendar
We keep the dates that matter in one place, including the March 1 application deadline with the property appraiser and the timing of your Florida Housing certification. You get reminders well ahead of each one.
Files ready for questions
Tenant certifications, rent rolls and unit lists stay current and organized. A question from the county can then be answered in a day instead of a week of digging.
Plain-language check-ins
On a set schedule we walk you through where the property stands by phone or video. If nothing has changed, the call is short.
Help with county follow-ups
If the property appraiser asks for more information, or your TRIM notice doesn't show the exemption you expected, we help you understand why and gather what's needed.

Signs your property could use year-round support

  • Every renewal feels like starting over

If each annual filing means rebuilding the unit list from scratch, nobody is keeping the records between cycles. That is exactly the gap we fill.

  • Your leasing staff has changed

New managers may not know which units are set aside or which income tier each one carries. One missed detail at lease-up can quietly lower your qualifying count.

  • Rents went up without a limit check

A standard renewal increase can push an affordable unit past the current rent cap. It is an easy mistake, and it tends to surface at reapplication.

  • You can't say how many units qualify today

The exemption depends on unit counts and income tiers. If that answer takes more than a few minutes to find, it is worth a closer look.

  • A county letter caught you off guard

Requests for more information are often routine. They are much easier to answer when the files are already in order.

What shapes the cost of ongoing support

Ongoing support is priced around how much there is to look after, not a one-size package. We explain the scope by phone and put it in writing before any work begins. If you like, we can run a free savings estimate first, so you can weigh the yearly tax benefit against what it takes to keep it in place.

Number of affordable units

More set-aside units mean more leases to review and more files to keep current.

Leasing activity

A property with frequent turnover needs more lease checks than one where residents stay for years.

State of your current records

If tenant files and rent rolls are already organized, setup is quick. If they need rebuilding, that takes more time up front, though it usually only happens once.

How often you want check-ins

Monthly, quarterly or only around key dates. The rhythm you pick affects the scope.

More than one property

Owners with several properties can share a single calendar and reporting routine, which often keeps the work simpler.

How our support works through the year

  1. 1

    A starting review

We begin with a free Live Local review of where your property stands now: the approved exemption, unit counts, current rents and tenant files. You get a plain summary of what is solid and what needs attention.

  2. 2

    Setting your schedule

Together we choose how often we check in, based on the size of the property and how often units turn over. Properties with busy leasing usually want more frequent reviews.

  3. 3

    Routine checks between filings

We review new leases and rent changes as you send them over, and we update the limits each year when new figures come out. Anything that needs your attention gets flagged right away.

  4. 4

    Ready when renewal arrives

By the time your annual recertification comes around, the numbers are already gathered. The filing becomes a final review of work that has been done all along.

Questions about ongoing compliance support

My exemption was approved this year. Why keep paying for support?

An approval only covers the current tax year. You file again every year, and the property has to keep meeting the unit and rent requirements the whole time in between. Year-round support suits owners who would rather handle small upkeep as it comes than face a pile of catch-up work once a year.

How is this different from annual recertification?

Annual recertification is the yearly filing itself. Ongoing compliance support is the upkeep between filings that makes recertification straightforward. Many clients use both, but we are happy to talk about either one on its own.

Do you collect tenant income documents yourselves?

For ongoing support, we work with your management team and review the documents they gather. If you want more hands-on help with that step, our resident income verification service covers it in detail.

Can you support properties outside Fort Myers?

Yes. We work from our office and by phone and video, so we support properties across the area, including North Fort Myers, San Carlos Park and Cypress Lake. We also work with properties elsewhere in Florida.

What if you spot something that doesn't line up?

You hear about it from us promptly, along with how it could affect the exemption and the fix we'd suggest. Most issues turn out to be small, like one rent to bring back under the cap at the next renewal or a single income form to ask a tenant for. The decision stays with you, and we help carry out whichever route you choose.
